Selling a home

Sell to the buyer whose loan will close.

The highest offer isn't always the best one. I spent eight years on the lending side, so I can tell which buyer's financing is solid and which one could fall apart in underwriting.

01How I sell

From pricing to closing.

  1. Price it from real sales

I pull recent sales near you and walk through them with you, so the price makes sense to you before it has to make sense to buyers.

  2. Get it ready

We decide which repairs are worth doing and which aren't. A small fix before listing can save you a bigger credit during inspection.

  3. Market it

Professional photos, a listing description that sells the house, and exposure through the MLS, Zillow, and Move Real Estate's network.

  4. Review offers

I compare offers on more than price: loan type, down payment, lender, appraisal risk, contingencies, and closing date.

  5. Close

I track the inspection, the appraisal, and the buyer's loan all the way through, and I raise problems early instead of the week of closing.

02Reading an offer

Two offers. Which one would you take?

An example of the comparison I walk through with every seller.

Offer A

$510,000

Loan
FHA, 3.5% down
Lender
Online lender, pre-qualified only
Close
45 days
Asks for
$8,000 in closing costs

Offer B

$500,000

Loan
Conventional, 20% down
Lender
Local lender, fully underwritten
Close
30 days
Asks for
No credits

Offer A looks $10,000 higher. After the $8,000 credit, the difference shrinks to $2,000, and a buyer with 3.5% down has little room to cover a low appraisal. Offer B nets close to the same, closes two weeks sooner, and has already cleared underwriting. My lending background provides clear insight into how different loans work, and without knowledge from an expert, it's easy to pick A.

03Buying and selling at once

Moving up without moving twice.

If you need the money from your sale to buy your next home, timing is everything. I line up both closings so you aren't carrying two mortgages or living out of a storage unit.

We can talk through your options, including a rent-back that lets you stay in your home for a short time after closing, or a contingent offer on your next place. I'll also bring a lender in early to see what you qualify for before you list.
